Welcome to Ultraground. We go to zoning meetings looking for new projects and rule changes.
August 18th Approvals:
83 Subdivisions
458 Acres of unrestricted reserves

Large subdivisions of 10 lots or more concentrate in Northwest Houston. Cypress and Inwood see groupings of 5 or more.
There were 83 single-family subdivisions at the planning commission meeting. 19 of those were 50+ lot subdivisions. 15 of those were 10-to-49-lot single-family subdivisions. They are shown below.

Inwood Pines Village
Inwood Pines | 10.9 acres | 128 Lots
The largest single subdivision was a 128-lot small city in Inwood Pines. It received a variance to not have a through street. This makes sense if you look at the current roads - none go right up to the site.

Planning Commission
"Nobody wants this development here."
She also voiced her concerns about traffic because of the variance. Ultimately, the board couldn't disapprove for this reason alone.
Trails
New Caney | 87.9 Acres | 290 Lots
One major subdivision was separated into sections. Sections 5-9 were approved. Here's what we know about the 87-acre development coming to the forests of New Caney.
The developer is an Austin-based team named Castle Hill Partners. They are the same team behind the Westchase Business Park.
They have started to clear the forest for development.
Don't worry. We didn't forget about our 1-10-lot SFR builders.

Two projects listed "multifamily" as their intended use or in their plat title. Here they are:
Main Multifamily
Midtown | 1 Acre
A U-shaped plat is approved to turn a parking lot into multifamily. It is right next to the McGowen SB Stop.
The name on the plat suggests this project is a Qualified Opportunity Fund ('QOF').

Two individuals intend to bring multifamily units to North Houston.

Alterra bets big on far east Houston. A Biofuel company secures a massive 53-acre reserve. VMax Construction creates a 4.9-acre Haven Park. And 241 acres of business park from Prologis.
Plus, a 75-acre Cushman & Wakefield development called Union Crossing.
