South Texas Surveying's Engineer, Brianna Hamilton, informed Ultraground that they're planning to build a 1st floor garage followed by units above it.
But, and this is crucial, Hamilton stressed the importance of ensuring two things if you're looking to develop a similar property ion the area.

"Make sure they don't have any SFR restrictions and to pay attention to the major thoroughfare map."
And, as Commissioner Oliman pointed out, there seems to be a discrepancy between the thoroughfare plan and the hierarchy table. So, make sure to keep that in mind and avoid any issues that may arise from it being classified as a major collector.

This 4-unit townhome project in the single-family area of Shady Wood caused a stir. The opposition was fierce and they attempted to blame multifamily projects as a whole.
Andy Chase stood up against the replat and for alarming reason. He cited traffic, safety, and flooding concerns.
Let's break it down, shall we?
The area surrounding this property is all single-family homes, yet, according to Chase, it's now become a one-lane street with parked cars from these multi-family homes. Garbage and recycling trucks can't even fit down the street in Chase's world. It's a hazard to humans, animals, and a safety problem. This is not just a problem, it's a crisis. But is it from multifamily?

West 12th Street Manors ➎
Shady Wood | 0.21 Acres | 5 Units | Deferred
This 5-unit townhome project in the predominately single family neighborhood of Shady Wood in northwest Houston, proposed by developer Alejandro Prebisch of Prebisch Homes, has been deferred.
But make no mistake, we got a taste of the pushback it will receive. Jason Beesinger stated that there are multiple reasons for denying the replat variance, including concerns raised in prior submitted comments and the fact that the application does not show any hardship.

"The application doesn't make any argument that the owner is being deprived of commercially viable use of the property."
Chris Elliott, President of the Timbergrove Manor Neighborhood Association, also spoke out against the variance and highlighted concerns about traffic, safety, and the Shadywood deed restrictions.
