Houston Planning
06/23/22

Welcome to Ultraground.
We go to zoning meetings for you, looking for projects and rule changes.
June 23rd Approvals:
60 Duplexes
6 Subdivisions
3 Unrestricted Reserves

Marigny Heights
Central Northwest
This 60-unit, 37-lot duplex project brought a difficult decision before the planning board. It proposed building a new street terminating in a cul-de-sac. This caused an uproar with the neighbors. They cited traffic and safety as the primary concerns.
An alternative approach was to connect the new street to the highway. Ultimately, the board chose to approve the lesser of the two evils.
Pine Trails
East Houston
2-Lot duplex project for a total of 4 units.

The planning board approved 6 subdivisions of 3 Lots or more. The three largest were a 16-lot subdivision,an 11-lot, and an 8-lot.
Westheimer Estates
Elysian Square
Elgin Villas
1 and 2 Lot Single Family Residential ↘

Carolina Place
University Place
This reserve is 1.5 miles away from Rice.
Alabama Court Tract
Greenway/Upper Kirby
This unrestricted reserve will be within walking distance from Lamar High School and Costco.
Castlewood Addition
Castlewood
Deed restrictions expired that kept this lot residential. This unrestricted reserve will now become a commercial use for the Castlewood residential neighborhood.
